PROPERTY INSIGHT
Ensum Brown are delighted to offer for sale this simply sublime detached home, recently constructed and only completed this year. The stunning accommodation, approaching 3000 sq ft, is completed to the very highest specification throughout and is a complete one off. Located in a non-estate location in the highly sought-after village of Guilden Morden, this home sits on a substantial plot of approximately 0.4 of an acre. Sold with the advantage of no upward chain.

Approaching the property, you have a gravelled driveway providing parking for multiple vehicles and leading to a detached double garage/cart lodge with power and light connected and eaves storage. The property itself is completed in a delightful red brick and looks like no standard new build and it's deceptive just how big the accommodation you are about to see is, it's a real Tardis.

Stepping inside, you will immediately get the sense of light and space, thanks to the very generous reception hall, this is a theme throughout. You will also see a small example of the quality of this home, with oak staircase with glass balustrade, wood flooring an inset ceiling spotlights. The heating system of this property is from an air source heat pump, this along with solar panels make the property extremely energy efficient and cheap to run. The ground floor has zonal controlled underfloor heating and with radiators on the first floor.

The living space on the ground floor is extensive and flexible in how you may wish to use it, depending on your desires and needs. The lounge and family room are of almost equal proportion and both have feature fireplaces. The real heart of this home has to be the open plan kitchen/breakfast room and dining room, a great space you can spend the whole day as a family and ideal if you like to entertain. Twin bi-fold doors open the whole space to the enclosed rear garden and steps out on to a patio area.

The kitchen is fitted with a bespoke range of wall and base units and with a central island and breakfast bar with contemporary downlighting over and with an inset Butler sink. There are all the integrated appliances you could wish for in the modern home, including an eye level double oven, combination microwave oven, induction hob with extractor over, dishwasher, wine fridge, fridge and freezer. The adjoining utility room provides yet further storage and space for further utilities. Completing the ground floor, is a useful shower room, one of 4 bathrooms in the property.

Going to the first floor, this home continues to impress. Off the galleried landing you have 4 double bedrooms, there is no box room in this home and they could easily have tried to fit in another bedroom if they had wished, but this works far better. The master bedrooms and guest bedroom both feature en-suite shower rooms and a large family bathroom serves the further 2 double rooms and features a four-piece suite including both a bath and shower cubicle. There's no need to queue for a bathroom in this home! As with the rest of the property, the bathrooms are all of high specification with a real feel of luxury.

Outside, to the rear, the enclosed garden benefits from a high degree of privacy. Mainly laid to lawn with a paved patio area. To the rear are mature trees, but you can still see the open fields beyond. This is such a great space and you can make of it whatever you wish.

LOCATION - GUILDEN MORDEN
Guilden Morden is a peaceful parish village, nestled in the southwest Cambridgeshire region, just 16 miles away from Cambridge and 5 miles from Royston, Hertfordshire. The parish's western border follows the River Cam, while the eastern border follows a stream that separates it from the neighbouring village of Steeple Morden. There are plenty of routes to explore the natural surroundings and two traditional village pubs, one of which offers a delightful culinary experience provided by an award-winning chef.

There is a thriving community in Guilden Morden, and the village benefits from a highly-regarded primary school, a village hall, a variety of social activities, and St. Mary's Church, which dates back to the 12th Century and enjoys a wealth of rich heritage. There is also a railway station 4 miles away, providing direct links to both Cambridge and London Kings Cross.

Further amenities can be accessed a stone's throw away in the town of Royston, such as a leisure centre and a variety of sports clubs, including the golf club on Royston Heath. There are a variety of excellent schools to choose from, doctors and dentist surgeries, shops and supermarkets, all surrounded by beautiful countryside and many other pretty villages to explore.
