Most people assume estate agents simply sell houses. But the reality is far more involved than that.
When you are selling your home, the right agent does far more than arrange viewings and negotiate offers. They protect your interests, guide you through important decisions and help ensure that everything progresses safely and smoothly.
A recent story in the press highlighted exactly why this matters.
Estate agents in Cambridge became concerned when a homeowner approached them to sell her property before supposedly relocating to the United States to marry actor Jay Harrington from S.W.A.T..
Something did not feel right.
Concerned the seller could lose the proceeds of the sale to a potential scam, the agents alerted the authorities. Cambridgeshire Constabulary’s cyber and fraud prevention officers stepped in and prevented what could have been a devastating financial loss.
Cases like this are thankfully rare, but they are not unheard of.
According to HM Land Registry, fraudulent activity involving more than 300 properties worth over £194 million was prevented between 2020 and 2025.
Why the right agent matters
Stories like this are a reminder that choosing the right agent is not simply about fees or marketing brochures. It is about trust, experience and professional judgement.
Estate agents are legally required to carry out Know Your Customer checks, commonly referred to as KYC. These checks help verify identities, confirm addresses, establish the source of funds and ensure buyers or sellers are not subject to financial sanctions.
But the best agents go further than the minimum legal requirement.
An experienced local estate agent works with hundreds of buyers and sellers every year. They understand the local property market, recognise unusual behaviour and know when something does not quite add up.
Sometimes it is instinct. Sometimes it is experience. Either way, having the right agent means having somebody who is paying attention on your behalf.
Due diligence protects everyone
The vast majority of property sales progress without any serious issues. Most buyers and sellers are genuine, and transactions move forward exactly as they should.
But proper due diligence matters because property transactions involve significant sums of money and major life decisions. A professional estate agent should always act with care, caution and transparency throughout the process.
This is one of the reasons why ethical standards in estate agency matter so much.
Estate agency done ethically
Many people are wary of estate agents, and understandably so. Trust within the industry has not always been strong.
That is why we are proud members of the Ethical Agent Network, an independent organisation that assesses agencies against strict standards for honesty, service and client care.
As part of the network, our work is reviewed regularly to ensure those standards remain consistently high.
For sellers, this provides reassurance that they are working with an agency committed to professionalism, transparency and doing the right thing, even when nobody is watching.
Choosing the right partner
Selling your home is one of the biggest financial decisions you are ever likely to make.
Choosing the right agent means choosing somebody who will guide you honestly, communicate clearly and protect your interests throughout the process.
If you are thinking about selling, switching agents or simply want straightforward advice about the local property market, we would be delighted to help.
