Most landlords understand that a void period means lost rental income. What is often overlooked, however, is how quickly the wider costs can begin to mount.

A void period is the time between one tenant moving out and another moving in. While many landlords focus on the rent they are missing out on, the financial impact can extend much further than a few weeks of vacancy.

The most obvious cost of a void period is the rent itself.

If your property generates £1,200 per month and remains empty for six weeks, you could lose around £1,800 in rental income. For most landlords, that is a significant amount before any additional expenses are considered.

Unfortunately, the bills do not stop when the tenant leaves.

Mortgage payments continue regardless of occupancy. Council tax often becomes the landlord’s responsibility during a vacant period. Utility standing charges still apply, and during colder months, some heating may be required to prevent damp, condensation and frozen pipes.

These ongoing costs can quickly turn a short vacancy into a costly issue.

The Hidden Costs of Re-Letting

Many rental properties require some attention between tenancies.

Professional cleaning, maintenance work, repairs, redecoration and the replacement of worn fixtures and fittings are all common expenses. Safety certificates and compliance checks may also need updating before a new tenancy can begin.

There are then the costs associated with finding a new tenant, including marketing, conducting viewings and completing referencing checks.

When everything is taken into account, a six-week void period on a property renting for £1,200 per month could realistically cost £3,000 or more.

Prevention Is Better Than Cure

The good news is that many void periods can be shortened, and some avoided altogether, with careful planning.

One of the most effective steps is to begin marketing a property as soon as notice is received. In many cases, viewings can take place during the notice period, helping to minimise the gap between tenancies.

Pricing also plays a critical role. A property marketed above the current market rate may sit empty for weeks while comparable homes nearby are quickly let.

In many cases, securing the right tenant promptly is more profitable than holding out for a slightly higher rent and absorbing the costs of a prolonged vacancy.
