Ethical Agents: How to Spot One and Why It Matters

When you are choosing an estate or letting agent, smooth talk and sales patter can be tempting. But what you truly need is someone genuine, honest and committed to doing things the right way. In other words, you need ethical agents. Below, we explain how to spot an ethical estate agent, what to look out for, and why choosing wisely can make all the difference.

1. They do not overvalue

One of the most common tactics used by unethical agents is overvaluing a property simply to win your instruction. A high figure can look appealing on the valuation sheet, but the problems begin when enquiries and offers fail to materialise. The property then sits on the market, and you end up reducing the price, losing valuable time.

Ethical agents provide accurate, evidence-based valuations. They will explain clearly why the suggested figure is both fair and achievable, even if it is not the highest valuation you receive.

2. They will not tie you into unfair contracts

If you are presented with a lengthy lock-in period, it is a red flag. Long-term tie-ins often benefit the agent, not the client.
An ethical letting agent or ethical estate agent will offer reasonable terms, transparent agreements and clear termination clauses.

3. They avoid conditional selling

Conditional selling is a practice where an agent pressures you into using their mortgage broker, insurance provider or other services before moving forward. It often affects buyers most, but landlords and sellers can be targeted too.

It is poor practice. Simple as that.

Ethical agents avoid conditional selling completely. They may recommend trusted partners if you request help, but they will never insist that you use them.

4. They prioritise honesty

Some agents will tell you what you want to hear. Ethical agents tell you what you need to hear.
If the price you want is unrealistic, if an offer is weak, or if there is another issue holding things up, they will tell you openly and respectfully. Transparency is a key part of working with ethical agents.

5. They keep you informed

Communication should not be something you have to chase. Ethical agents provide regular updates on enquiries, viewings, feedback and offers. Once a sale or let is agreed, they keep you informed at every milestone so you always know what is happening.

6. They put people before profit

With ethical agents, clients are not just transactions. They care about helping people move home with confidence and clarity. They go the extra mile because they genuinely want to support local homeowners, buyers, tenants and landlords. Their goal is long-term trust, not quick wins.

7. They have a respected local reputation

A strong reputation matters. Ethical agents tend to have excellent Google reviews, personal recommendations and testimonials from past clients. These reflect real experiences and genuine trust.

Why choosing an ethical agent matters

The agent you choose can significantly influence your experience and outcome. The wrong choice can lead to wasted time, unnecessary stress and financial loss. Get it right and you will have a professional ally who gives honest advice, works hard on your behalf and puts your best interests first. Ethical agents do not simply tell you they are ethical. They show it in how they behave, how they communicate and how they support you.

There is a better way

We are proud members of the Ethical Agent Network (EAN), a national group of independent agents who have been independently assessed and tested to ensure we meet strict standards of honesty, service, professionalism and community care. We are the only local agency within the network.
