Property Insight
Set behind a neat gravelled frontage on Melbourn Road, this rendered detached home sits within comfortable walking distance of Royston's mainline station and the shops, cafes and market of the town centre. It has been renovated and presented to a high modern standard throughout, blending the character of a traditional tiled-roof house with a contemporary, open-plan way of living at the rear. The headline draw is the space to the back of the plot: a striking kitchen, dining and family room opening through bi-fold doors onto the garden, and a rear garden running to approximately 120ft with a south-west aspect. Offered freehold, it makes an easy family home in one of Royston's established residential roads.
Inside, a welcoming hallway leads to a separate front living room, a calm and cosy space with a deep feature wall and room to relax away from the main hub of the house. To the rear, the home opens up into its real centrepiece: an open-plan kitchen, dining and family area finished with handleless grey gloss units, stone worktops and a peninsula breakfast bar with seating for casual dining. Integrated appliances, open shelving and underfloor heating beneath the tiled floor keep the look sharp and the space comfortable, while the bi-fold doors draw light across the whole room and connect it to the patio beyond. A ground-floor cloakroom completes the downstairs and adds everyday convenience.
Upstairs, the accommodation comprises three bedrooms — two comfortable doubles and a further good-sized single, well suited to a child's room, nursery or home office. Serving them is a generous four-piece family bathroom with underfloor heating, fitted with a separate walk-in shower, a bath, a WC and a vanity wash basin. Outside is where the property really stretches out: the south-west-facing rear garden runs to approximately 120ft, laid mainly to lawn with a paved patio directly off the bi-folds for outdoor dining and entertaining. To the front, a gravelled driveway provides off-road parking for two cars. A rare amount of garden for a home this close to the station and town.

Location – Royston
Royston is a traditional English town in Hertfordshire, on the border of Cambridgeshire and 14 miles from Cambridge. It grew from the crossing of two ancient thoroughfares, Roman and prehistoric, and carries a wealth of rich heritage — including its own cave, revealed in the 18th Century, carved out of chalk beneath the crossroads in the centre of town. The town enjoys numerous green open spaces, including the renowned Therfield Heath nature reserve, and lies on the northern slopes of the Hertfordshire Chalk Downs. The town centre offers a market and a high street of bustling shops alongside a wide variety of cafes, restaurants, bars and public houses, with supermarkets on the outskirts, doctors' surgeries, dentists, schools and a leisure centre. Clubs and activities range from tennis and rugby to hockey and golf. Transport links are excellent: the town sits on the A10, with the A1M and M11 each within a 15-minute drive, and a mainline station running direct to London Kings Cross in as little as 38 minutes.
