Tenant Satisfaction: Key Frustrations for Renters Revealed

What do tenants really want in a rental property? The answer is surprisingly personal.
When tenant satisfaction is high, renters are more likely to stay long-term and treat the property with care. For landlords, this means fewer void periods and lower turnover – a win-win for both parties.

So what elevates a rental property from being just a roof over someone’s head to feeling like a true home?
A recent survey* of 2,000 tenants offers some valuable insight into the factors driving tenant satisfaction and what landlords can do to meet renters’ expectations.

Meeting Tenant Needs

Here’s some encouraging news: 57% of tenants reported that their living space met their needs either extremely well or very well. Interestingly, men were more content (64%) than women (52%), and the happiest group were the over-55s, with 64% stating they were satisfied with their rental arrangements. However, among Gen Z (aged 18 to 24), fewer than half felt their rental property met their needs.

The Main Concern

A striking 74% of private tenants expressed a desire to personalise their living space. They were even willing to pay more for the privilege – an average of £97 extra a month for fewer restrictions.
This insight underlines how important it is to consider how to improve tenant satisfaction. Allowing renters to put their own stamp on a property – whether by painting walls or adding shelves – can help foster a sense of belonging.

Key Takeaway for Landlords

Understanding what drives tenant satisfaction is crucial for landlords looking to reduce void periods and maintain positive relationships with tenants. Allowing minor, approved alterations can encourage tenants to settle in and feel more at home, reducing the likelihood of them moving elsewhere.

However, it’s essential to manage expectations. The tenancy agreement should clearly state which changes are allowed and which require written consent. Reminding tenants of this clause at the start of their tenancy can prevent misunderstandings later. Ensuring that your check-in inventory includes detailed photographs of the property’s condition is also advisable.
Regular inspections during a tenancy are vital, not only for maintaining the property but also for reinforcing clear communication and mutual understanding – both of which contribute to tenant satisfaction.
