PROPERTY INSIGHT
Ensum Brown are delighted to offer for sale this fantastic, Grade II listed, Victorian town house, superbly located within just a minutes' walk of the train station and just a few minutes further to Royston town centre. Accommodation, that retains period features, is deceptively spacious and is in excess of 1600 sq ft and spread nicely over four storeys. What you also wouldn't expect is that this home sits on a very generous plot, with a rear garden in excess of 100 ft that benefits from a high degree of privacy with a tree lined surrounding.

Permit parking is available in close proximity, quite typical of a period home in such a location. On approaching the property, you notice that there are stairs up to the main entrance door, but you will also steps down to a lower courtyard. This allows light to flood in to the basement level and not to feel like a typical preconception of a basement once inside.

Going in the main entrance, period features are immediately obvious, from the doorbell before you enter to the high ceilings upon entry that are a feature throughout, sash windows, ornate radiators and then to the feature fireplace and strip wooden floor you immediately see in the front sitting room. Accommodation is flexible and still offers yet further potential if desired. Another home on this street has opened up the accommodation, losing the entrance hall to create more open plan living. The great thing is that options are there to love it as is or to create something different if preferred. Completing the ground floor is a formal dining room, again with a feature fireplace.

The basement level offers a further reception room, a lounge/diner, conveniently situated next to the kitchen/breakfast room, but once again with flexibility of use dependent on your needs. The kitchen is fitted with a range of wall and base units with work surfaces over and with space for all your appliances. To the rear is a porch that leads out to the rear garden and a second bathroom for the property with delightful roll top bath, no queuing in the morning needed!

On the first and second floors you have four bedrooms, two on each floor, including two generous double bedrooms and two good sized single bedrooms, there's no box room in this home. On the first floor is a re-fitted family bathroom with a more contemporary finish. Fitted with a three-piece suite including a panelled bath with shower over and glass screen. Superbly completed with fully tiled walls and floors, inset ceiling spotlights and a chrome heated towel rail.

Call Ensum Brown today to arrange your private viewing appointment, it's essential to fully appreciate this fantastic home on offer for sale. We assure, you will not leave disappointed!

Location - Royston
Royston is a traditional English town, located within Hertfordshire and on the border of Cambridgeshire, just 14 miles from the city of Cambridge. Royston has a wealth of rich heritage, grown from the crossing of two ancient thoroughfares—Roman and prehistoric—and has attracted many great names, including many Royal family members.

The town enjoys numerous green open spaces, including the renowned Therfield Heath nature reserve, and lies on the northern slopes of the Hertfordshire Chalk Downs. Royston even has its own cave, revealed back in the 18th Century, carved out of chalk and located under the crossroads in the centre of town.

On the outskirts of the town, there is a larger group of supermarkets, and within the town centre, there is a wide variety of cafes, restaurants, bars and public houses, offering a diverse mix of food and drink, as well as a market and a high street full of bustling shops, including post offices, convenience stores, hairdressers, and clothing boutiques. Residents have access to a range of doctor’s surgeries, dentists, schools, and a leisure centre, providing a fully stocked gym and fitness classes. Whether you are young or old, single, a couple or a family, Royston has all the facilities you may need, and there are even lots of clubs and activities to join, such as tennis, rugby, hockey and golf.

As well as people moving up and down the property ladder locally, Royston is a very affluent area and is becoming more and more popular with the commuter market. There is great security in that house prices have held well through turbulent markets and thrived above the national average in more settled general economic and market conditions.

Royston boasts excellent transport links for residents, visitors and businesses. The town is located on the A10, with the A1M and M11 each within a 15-minute drive. There is a mainline train station with a regular service direct to London Kings Cross as quick as 38 minutes. If you want to travel internationally, London Stansted airport and London Luton Airport are both just half an hour's drive away.

If you aren’t familiar with Royston and its beautiful surrounding countryside, we recommend paying it a visit today!
