Property Insight
SOLD PRIOR TO MARKETING Hinkins Close is a quiet residential turning in Melbourn, one of the larger and better-served villages in South Cambridgeshire, three miles from Royston and around eleven from Cambridge. An end-of-terrace home that has been extended at ground-floor level, taking the accommodation to 1,109 sq ft — a generous footprint for a three-bedroom house, and the reason the ground floor now carries a separate living room alongside a full-width open-plan kitchen and dining room, rather than asking a single space to do both jobs. The property is offered freehold, with off-road parking for two cars.
The kitchen and dining room is the centrepiece, and the clear gain from the extension. It runs the width of the rear of the house, finished with handleless units in gloss white and deep navy, marble-effect worktops carried up as a matching splashback, and a long central island with an induction hob, integrated extractor and seating along one side. Three roof lights and a full-width run of glazed doors keep the room bright from above and behind, with wood-effect flooring throughout and room beyond the island for a full dining table. The living room sits separately, away from the cooking and eating, and a cloakroom off the hall takes daily pressure off the bathroom above.
Upstairs are three bedrooms and the family bathroom. Outside, the rear garden is enclosed by timber fencing and laid to a broad paved terrace directly off the glazed doors, giving a level, usable outdoor room for a table and seating, with lawn beyond and established planting including climbing roses. A substantial dark-stained timber outbuilding sits to one side, useful as a store or workshop, and a paved path runs down the garden. Off-road parking for two cars is a practical advantage in a village where kerbside space is often contested, and Meldreth station is within walking distance. Location – Melbourn
Melbourn is a large parish village in the far southwest of Cambridgeshire, 3 miles from Royston and 11 miles from Cambridge. It has a long history of occupation stemming from the springs and the River Mel, which rises at Melbourn Bury and runs clear and shallow over chalk and gravel. There are many countryside walks, including several ancient trackways crossing the parish. Melbourn is a bustling village offering two village shops, a pharmacy, doctor's and dentist surgeries, two traditional pubs, the highly regarded Sheene Mill restaurant and hotel, and a spa opposite. There are a number of parks and a wide range of clubs for all ages. Schooling runs from pre-school options through primary to secondary within the village, and there are two churches, including All Saints' Church, dating from the 13th Century. Meldreth station is within walking distance, Royston's mainline station offers fast services to Cambridge and London Kings Cross, and the A1M and M11 are within a 20-minute drive.
