Property Insight
Fern Cottage is a characterful detached period home tucked into the heart of Barkway. Freshly and sympathetically renovated throughout, it pairs genuine period fabric — exposed timber framing, heavy beams and a brick inglenook — with a clean, move-in-ready finish. The result is a home that keeps its cottage character while offering the practicality buyers want, and it comes to the market with no onward chain.

Inside, the ground floor is arranged as a flowing run of characterful spaces. The kitchen sits to the front, fitted with Shaker-style units, solid oak worktops, a Belfast sink and soft sage metro tiling, with a beamed ceiling overhead and a range cooker with induction hob included. From here the layout opens through to a dining room with an exposed brick fireplace and beamed ceiling, and on to the sitting room — the showpiece, framed by a striking bay of exposed oak studwork and a brick plinth. Reclaimed-style oak flooring runs underfoot, and a stained-glass panel adds a period note.

Beyond the sitting room, a bright garden room with a pitched glazed roof and brick-paved floor opens through French doors to the outside. Upstairs are two bedrooms, both freshly decorated and carpeted; the second bedroom benefits from a large built-in storage cupboard, which also houses the new Vaillant gas combi boiler. Both are served by a well-appointed shower room off the landing with a walk-in enclosure, contemporary vanity and brass fittings. Outside, a paved path winds through an established garden of lawn, mature shrubs and trees, with a timber shed for storage. A rare chance to own a renovated period cottage in one of North Hertfordshire's most sought-after villages.

Location – Barkway
Barkway is a long-established village in North Hertfordshire, about five miles southeast of Royston, 35 miles from London and 15 miles from the centre of Cambridge. It has a real sense of community with many clubs and groups, and is served by Barkway VA Church of England First School, with further primary schools in nearby villages and a choice of secondary and private options. The Barkway Pavilion, completed in 2015, replaced the previous sports pavilion on the recreation ground and is accompanied by a traditional children's playground. The Tally Ho is popular with locals for a drink, a meal or the quiz night, and other village landmarks include the Village Hall, The Reading Room, The Wagon Wash, the Church and the Chapel. The village is easily found by the famous RAF Barkway mast, which replaced an earlier wooden one forming part of the RAF's wartime GEE navigation system. Royston station is around 10 minutes away, with multiple trains each hour to London Kings Cross in as little as 38 minutes.
