PROPERTY INSIGHT
Ensum Brown are delighted to bring to the market this rarely available two bedroom ground floor maisonette located in a popular residential development within walking distance of Ware's High Street and Train Station. The current owners have much improved this property since purchasing it four years ago, and the greatest addition is definitely the large private patio area that is accessible via patio doors in the living room.

Upon approach of the property, you will walk along a paved pathway that leads you to the front door. As you enter the property you are welcomed by a spacious and inviting hallway, which has space for coat and shoe storage, as well as a large under stairs storage cupboard.

Continuing through and towards the end of the hallway, on your right is the open plan living room/diner, this is a fantastic space with dual aspect windows that has been neutrally decorated with laminate wood flooring and light grey walls. A feature media wall has also been installed, with space for a large TV and fish tank. There is ample space for a dining table and chairs, as well as a large sofa, and there are patio doors leading directly onto the private patio and communal gardens.

Next to the living room is the kitchen, which has been re-fitted within the last four years and has been beautifully remodeled with a range of cream wall and base units that are paired with white rectangular tiles, both of which are complemented by wooden worktops. The kitchen has ample worktop space and ample space for freestanding appliances, including a fridge/freezer and washing machine. There is also an integrated 4 ring gas hob, with extractor fan above and oven below. The sink, which has an extendable chrome tap, has been thoughtfully positioned by the window, overlooking the surroundings.

Opposite the kitchen is the bathroom, which has been neutrally decorated with white wall tiles and a feature grey wall. The bathroom has been fitted with a three piece suite, including a low level flush WC, hand basin with storage cupboards beneath and bathtub with chrome hand held shower.

The owners have not only improved the living room and kitchen, but they have also improved the bedrooms. The principle bedroom is a fantastic size and has been modernised by the fitting of new grey carpets and adding built in wardrobes around the bed, making great use of the space. This is also a lovely bright room due to the dual aspect windows. Similarly, the second bedroom has been recently carpeted with dark grey carpets. This is the ideal room for an office or guest room, as there is ample space for freestanding, and there is a window overlooking the communal gardens.

Heading outside, the owners have added a beautiful patio area which has ample space for outdoor furniture and is the perfect setting for al-fresco dining in summer months. Beyond this is the communal gardens, which are very well maintained by the six residents.

This property also has the added benefit of an under cover allocated parking space, where there is also some loft storage space, as well as there being visitor spaces. The six residents also have access to a shared storage shed, where they can store outdoor tools.

LOCATION - WARE
The beautiful market town of Ware, Hertfordshire, is one of the oldest continuously occupied sites in Europe, dating back to the Mesolithic period, around 4000BC. Today, Ware is a bustling market and riverside town with a population of around 19,000. Ware is located off the A10, with the popular town of Hertford just 3 miles up the road. The town is one of the areas most popular and you really do have the best of both worlds, surrounded by the beautiful Hertfordshire countryside, but well connected to London.

If you are a commuter or just like to have regular day trips to London you are just 20 miles away by car and with very easy access by Ware train station to London Liverpool Street (approx. 45 mins) or if you prefer from Hertford East station to Liverpool street (approx. 49 mins) or Hertford North Finsbury Park/Kings Cross (approx. 35 mins). Unlike many towns, Ware has a bustling high street and very much has a social 'café' culture.

There is a superb combination of national and local independent stores, restaurants and bars. Of course, there are also all the other amenities anyone could need in the town including a library, doctors, dentists, superstores as well as having Hanbury Manor Hotel and golf course and East Herts golf course just down the road. There are multiple parks and playing fields, Wodson Park sports and leisure centre, walks and stunning locations to sit by or be on the river Lea which runs through the town and surrounding countryside.

With regards to education, you are in one of the best places in the country. You have the prestigious Presdales secondary and sixth form school for girls and Chauncy secondary and sixth form. Of course there are also multiple nurseries and well regarded primary schools.

If you don't live in Ware already, then look no further for your next home!
