Gas Safety Week 2025: Tips for Landlords

Gas safety should always be a top priority for landlords. Gas Safety Week 2025, which runs from 8 to 14 September, is the perfect time to check your properties are fully compliant and safe for tenants.

What is Gas Safety Week?

Gas Safety Week is a national campaign run by the Gas Safe Register. Its goal is to raise awareness of gas safety and to remind landlords, tenants and homeowners of their responsibilities.

The 2025 theme is “Looking after your home, friends, and family”, emphasising how important it is for everyone to take gas safety seriously.

Landlords’ responsibilities for gas safety

If you are a landlord, you are legally responsible for ensuring the gas appliances in your rental property are safe. This includes boilers, gas cookers, gas fires and the flues that serve them.

Key requirements include:

  • Annual gas safety inspection – Every gas appliance you provide must be inspected at least once a year by a Gas Safe registered engineer.
  • Landlord gas safety certificate (CP12) – After the inspection, the engineer will issue a Gas Safety Record (often called a CP12). You must give a copy to your tenants and keep a copy for your records.
  • Carbon monoxide alarms – A CO detector must be fitted in every room containing a gas or solid fuel appliance (excluding cooking-only appliances in England, Northern Ireland and Scotland). Landlords must test these alarms at the start of each tenancy to ensure they are working.

Failure to follow these rules can result in significant penalties, including fines or even imprisonment.

How to keep your rental property gas safe

Tenants may be reminded of their rights and responsibilities during Gas Safety Week, so it is vital to be prepared. If a tenant raises a concern about an appliance, take action immediately. Arrange for a Gas Safe engineer to inspect, service or replace the appliance as required.

If a tenant suspects a gas leak, they should be advised to contact the National Gas Emergency Service on 0800 111 999 without delay.
