Can Artificial Intelligence help you buy a home, or is it possible to use AI to sell a property in the UK? We decided to put it to the test.

What is Artificial Intelligence?

Artificial Intelligence (AI) refers to technology that enables computers to simulate human intelligence. It can analyse data, learn from it, and even make decisions based on patterns it recognises.

Many of us already use AI daily – whether it’s asking Alexa for the day’s weather, or using a chatbot to check a delivery. But can this same technology simplify a property search or streamline the process of selling a home?

Can Artificial Intelligence Take the Hard Work Out of Finding a Home?

To find out how AI performs in real-life property scenarios, we ran a simple experiment. We asked several popular Artificial Intelligence tools to help us find a house to buy in our local area, providing a few basic requirements.

Here’s what we discovered.

  • Alexa could help us shop for just about anything – except homes. It was unable to provide any property listings.
  • Siri didn’t fare much better. It gave directions to properties rather than listings, missing the mark on how AI can assist with property searches.
  • ChatGPT delivered a more promising result. It offered a list of homes for sale with links to websites like Rightmove. However, while a few matched our criteria, many were off-base. It struggled with nuance and understanding the finer details of our search.
  • Grok, an AI tool from X (formerly Twitter), provided area insights, which was useful – but no actual listings. Its recommendation? Visit a property portal like Rightmove.
  • Gemini also referred us to property websites and didn’t offer localised insights or personalised recommendations.

So, can Artificial Intelligence currently help you buy a home? In our experience, the answer is: not really. AI still lacks the depth of understanding and context that a local estate agent brings to the table.

Can Artificial Intelligence Help You Sell a Home?

If AI struggles to support buyers, it stands to reason that it’s not yet equipped to help sellers either.

Selling a property involves much more than listing a home online. There’s pricing strategy, local market insight, buyer negotiation, and navigating the legal process – tasks that currently require human intuition and experience.

In time, Artificial Intelligence may well play a bigger role in the UK property market, perhaps supporting agents with data analysis or automation. But for now, the tech is no substitute for a skilled and experienced estate agent.
