  • Flooring and carpets

Gardens, meter readings and even the interiors of cupboards are also worth documenting.

Most importantly, photographs should be dated and stored securely so they can be easily retrieved if needed.

Alongside photographs, a signed check-in inventory remains one of the strongest forms of evidence available to landlords.

A thorough inventory should record the condition, cleanliness and contents of the property in detail. Independent inventories can carry even greater weight because they are often viewed as impartial and objective.

When combined with photographic evidence, an inventory creates a reliable record that supports both landlords and tenants throughout the tenancy.

A good check-in system is not just about protecting landlords.

Clear records also protect good tenants from being held responsible for damage that was already present when they moved in. At the same time, they help landlords recover genuine losses when damage occurs during the tenancy.
