Upon approach to this home you will notice that there is a front garden with a crazy paved area and steps leading down to another paved area providing two separate access points, one via the front door and the other other via a single door which leads through to the utility room. There is great potential to convert the front garden into a driveway (STPP) as modelled by neighbouring properties in the road.

Once you step through the main UPVC front door you are greeted by a warm and welcoming entrance hall with an obscured double glazed window to the front aspect, fitted carpet, a wall-mounted cupboard housing the electricity meter, a radiator and stairs leading up to the first floor accommodation. Doors lead off to the re-fitted kitchen and open-plan living/dining room.

Starting with the kitchen, this is surprisingly spacious and comprehensively fitted with a range of sleek gloss white wall and base units complemented by laminate worktops accompanied by a stainless steel sink with drainer and a chrome mixer tap plus there's space for a Rangemaster cooker. Further benefitting a double glazed window to the front aspect, tiled flooring and walls, fitted extractor, radiator and wall-mounted cupboard housing the recently-installed Vaillant gas combination boiler.

Moving through to the separate utility room, this is an excellent additional space with fitted carpet, spotlights to ceiling, radiator, an obscured double glazed window and two single doors leading out to the front and rear gardens. There's also ample space here for a fridge/freezer, washing machine and dishwasher. Furthermore, there's a range of built-in gloss white base units with laminate worktops over.

The L-shaped open-plan living/dining room is a wonderfully generous space giving off a great homely vibe ideal for relaxing and unwinding after a hard day at work; with two separate areas it is very well designed. Featuring fitted carpet, TV point, two radiators plus ample space for a dining table and chairs. The room is very bright thanks to the double glazed window which overlooks the garden plus patio doors leading out to the patio area.

Going upstairs via the carpeted stairs you arrive at a spacious and well-planned landing providing access to the three bedrooms plus the re-fitted family bathroom. Benefitting fitted carpet, a radiator and two good-size storage cupboards.

The principal bedroom is positioned at the front of the property; a spacious and bright room with a double glazed window to the front aspect and featuring fitted carpet, a radiator, loft access providing access to a partly-boarded loft space and door to a built-in fitted wardrobe plus there's ample space for freestanding wardrobes and other furniture. The second bedroom is a good-size double room which faces the rear of the house; again with a double glazed window, fitted carpet, a radiator, door to built-in fitted wardrobe plus ample space for freestanding wardrobes and furniture. Heading into the third bedroom, this is a good-size single room with fitted carpet a double glazed window to the rear aspect and ample space for freestanding wardrobes plus furniture.

Completing the first floor of this lovely home is the re-fitted family bathroom which benefits a three piece white suite comprising a low level push flush WC, wash hand basin with chrome mixer tap and a P-shaped bath complete with screen, chrome mixer tap and a wall-mounted chrome rainfall shower unit with handheld shower. Other features include an obscured double glazed window to the front aspect, tiled flooring and walls, spotlights to ceiling, a chrome heated towel rail and a wall-mounted mirrored medicine cabinet.

Outside, the enclosed rear garden faces south-east and is perfect for the whole family to get together; being on one level it is the ideal space for children to play safely. Commencing with a crazy paved patio area with a gravel border to the side with a good-size lawn.

Hoddesdon is a town in the Broxbourne borough of the English county of Hertfordshire, situated in the Lea Valley. It grew up as a coaching stop on the route between Cambridge and London. It is located 3 miles (5 km) west of Harlow 4 miles (6 km) southeast of Hertford, 5 miles (8 km) north of Waltham Cross and 11 miles (18 km) south-west of Bishop's Stortford. At its height during the 18th century, more than 35 coaches a day passed through the town. It saw a boom in the mid 20th century as gravel was extracted from the area, but was exhausted by the 1970s. The lakes and water pits left behind have been used as leisure amenities. Today, Hoddesdon has a little light industry but is mainly a London commuter belt town. The town hosted the eighth Congrès International d'Architecture Moderne in 1951. It is twinned with the Belgian city of Dinant. The Prime Meridian passes just to the east of Hoddesdon.

The town is served by Rye House railway station and nearby Broxbourne railway station. As well as the array of shops in and around Hoddesdon, there are a number of leisure activities in the local area, including a gym in the town centre and the John Warner sports centre, a leisure centre on the outskirts of the town containing a swimming pool and children's activity centre. There is also a Non-League football club Hoddesdon Town F.C., which plays at Lowfield, and a large go-kart track located in nearby Rye park. Around a mile north of the town is Rye House Stadium, home until recently of the Rye House rockets speedway team.

The John Warner School is a community, foundation comprehensive for 11- to 18-year-olds. Sheredes School served the area from 1969. In 2012 Sheredes received the artsmark gold award in recognition of the outstanding work in the arts and was one of only a handful of schools nationally to have been awarded this for a fourth time. In 2016 Sheredes became Robert Barclay Academy, a comprehensive school for 11- to 18-year-olds. John Warner has specialist status in science and sport and Sheredes was well regarded in the arts.

Hoddesdon contains a small part of Ringway 4, part of the 1960s London Ringways scheme and the only part built north of London further east than Watford.

Linking the town to the A10, the A1170 Dinant Link Road has an overly large junction between the link road and the A10, and was built with space available to continue the road westward over the A10 as originally planned.

Pay a visit to this lovely market town to explore all that it has to offer, you may never want to leave.
