Property Insight
Ensum Brown are delighted to offer for sale this magnificent family home, in the highly sought after village of Therfield, Hertfordshire. This remarkably presented six-bedroom home exceeds expectations in terms of stunning period features, quality seen throughout, versatility of use and general living space, and it offers some truly unique benefits seen over three floors, dating back to the 16th Century. The property was originally described as being ‘half a Hall House’ and further comprises four reception rooms, three bathrooms, a studio, triple garage, barn with WC, set within beautiful grounds of approximately 1.2 acres.

On approach, Hay Farm House offers a spectacular frontage, set within vast and well-maintained grounds. A pathway, with flower borders, trees and expansive lawns on either side, leads up to this enchanting home of terracotta colours and tall pitched roofs, giving a sense of a calm oasis in what is nearby the popular and thriving town of Royston.

Upon stepping inside, it’s evident how much care and attention the current owners have put in to keep the property at its best and with its time period. There is a long wide hallway running through the centre of the property, providing access to the entire downstairs accommodation, two sets of staircases up to the first floor, a study area with a window to a front aspect, and a wide cloakroom comprising a WC, hand wash basin, and space to store shoes, coats and other belongings.

The farmhouse kitchen/breakfast room includes original flagstone floors, thick beams and upstands, and gorgeous period features. There is a range of base units with intricate wood detailing and an integrated dishwasher, a kitchen island with an integrated gas hob and extractor hood, and enchanting details to discover in every corner you look. A 4 door AGA sits in a central position within a deep inglenook fireplace, and there is space for a large American fridge/freezer, a large dining table and chairs and a Welsh dresser. The kitchen enjoys four windows to a triple aspect, allowing in lots of light, two doors to the front and side of the property, and access through to a large utility room with further base units, a sink and storage.

The dining room is a magnificent space with Tudor oak style panelling and a large bay window with seating to a front aspect, perfect for hosting many large dinner parties. It enjoys its own fireplace, bressummer beam and hearth, with vast amounts of space for a large dining table and chairs, console tables and storage units. The drawing room is another quite superb space, with exposed beams and upstands, strip wooden flooring, integrated shelving, storage and seating areas, two large bay windows with seating, and a large inglenook fireplace with a bressummer beam, and ample space for a variety of furniture.

The garden room is a wonderful place to sit, relax and while away the hours, with its stunning wood frame and stained glass windows. With a full glass roof, it allows in copious amounts of light, but also allows for some shade depending on the time of the day. There are beautiful stone tiled floors, and magical views out into the garden and surrounding grounds.

Upstairs to the first floor, Hay Farm House continues to offer stunning period features, exposed beams, original wood flooring, and an enchanting otherworldly atmosphere. The right-hand side staircase leads through to three very generously sized bedrooms and a large and beautifully decorated family bathroom, comprising a shower cubicle, freestanding antique cast iron bath, WC, and his and hers hand wash basin.

The left hand side staircase leads up to a private master suite, again beautifully decorated and in keeping with the original time period of the property. There are lovely wood floors, exposed beams, a feature fireplace, ample space for a variety of bedroom furniture, and a large bathroom across the hallway, comprising a freestanding antique cast iron bath, WC, bidet, his and hers hand wash basin, wood flooring, integrated shelving and two windows to a dual aspect. Upstairs to the second floor, there are two further generously sized bedrooms with exposed beams and wood flooring, integrated storage cupboards, and  bathroom, comprising yet another antique cast iron bath, WC, hand wash basin and storage.

Outside, Hay Farm House continues to offer impressive grounds and period features, with access to a large studio with a wall of windows and a large barn which is currently being used as a workshop with its own cloakroom but offering vast potential for alternative use or development if desired. The driveway area is considerably large and offers vast amounts of parking space for a variety of vehicles as well as access through to a triple garage.

The extensive garden is an oasis in itself, always incredibly peaceful, full of colour all year round and enjoying plenty of sunny areas throughout the day. There is a wildflower meadow at the end of the garden, overlooking a paddock and distant fields, which, in summer, is covered with Ox-eyed daisies.
There is incredible beauty found on the grounds of Hay Farm House, including 2 large ponds, stunning lawned areas, a myriad of mature trees, winding flower borders, and tranquil nooks to sit and escape. It truly is a rare opportunity to see a home of this calibre come on the market in a popular village such as Therfield.

The History of Hay Farm House, the owners Insight & little about the village of Therfield
Hay Farm House was originally a Hall House, dating back to the 16th Century and serving the owners of Hay Farm since the 1930s - a 700-acre unit adjacent to the centre of the village. It has always played a major role in village history as one of the principle properties of the area, and over the past 24 years, the current owners have completed a number of major but complementary improvements. These include relaying upstairs flooring, installing showers in two bathrooms, rewiring and installing a digital alarm system, and complete redecoration of the entire house inside and out.

Outside, a new exterior wall adjacent to Police Row has been erected and three loose boxes have been replaced by an oak framed triple garage with remotely operated doors. The owners built a boundary wall to replace broken fencing along the drive, and have replanned the gardens, ponds, with the introduction of mature trees.

They explain they will miss the friendly ambience of both the house and the gardens, the warmth of the property, and the birdsong on the grounds. The versatility, space and impression of calm will also be sorely missed, alongside the friendliness of the villages and the gastropub on the green.

For families, the owners explain, the local First School has an excellent reputation - as has the Head - and the school is very much part of village activities. The children occasionally make biscuits or flower posies for the residents and, on their school walk, will leave these delightful gifts on the doorstep. The village has an excellent playschool for little ones, and we also have 2 churches active in the community and a village hall where many activities are held. Needless to say, it is a tremendous village to live in with many activities and societies to join if wished and, much neighbourly support and communication.
