Property Insight
Ensum Brown are delighted to offer for sale this semi-detached home, located in a non-estate location, in the popular village of Melbourn. The property is on a generous plot and through the years this home has benefited from multiple extensions and now boasts accommodation in excess of 1500sq ft. The flexible accommodation also offers the opportunity on an independent annexe area on the ground floor if desired.

Approaching the property, you have driveway parking for in the region of 8 vehicles. From the front of the property, it's very deceiving how big this home is, it's quite a tardis. Entering the property itself, into the entrance hall, you have a staircase to the first floor and with a family bathroom off to your right, we can assure you there is no queuing for a bathroom in the morning in this home!

The ground floor reception space is both spacious and flexible and can be used dependent on your needs and desires. Firstly, you have a large lounge, which could easily double up as a dining room as well, that has dual aspect window to the front and patio doors to the rear. Further reception space includes a formal dining room or if preferred, like the lounge, the kitchen has space for a dining table also. Why not use the dining space as a play or hobbies room perhaps. We mentioned that there is the potential for an annexe. Well, this dining room forms part of the lower right side of the ground floor accommodation that could easily create a separate annexe, as adjoining you have a utility room, double bedroom and en-suite shower room. This is rare to find and could be ideal, but once again, if not needed you have additional reception or bedroom space.

Completing the ground floor is the kitchen/breakfast room, fitted with a range of wall and base units with work surfaces over with an inset stainless steel bowl sink and drainer unit, there is space for all appliances including a range oven, dish washer and fridge/freezer. There is the benefit of a breakfast bar and for a table if desired.

Going to the first floor, this home continues to impress. The generous landing doubles up as a study area, such is the size, with Velux roof window. Off the landing, you have 3 double bedrooms, including a particularly spacious master bedroom. The bedrooms share the use of a family shower room. Nicely fitted with a three-piece suite including a walk-in shower with glass screen, low level w.c. and wash hand basin and completed with part tiled walls and a chrome heated towel rail.

Despite multiple extensions the back garden is still very generous and offers an excellent degree of privacy. Mainly laid to lawn with flower and shrub borders, mature trees and a large timber decking area immediately off the property. Also, with a summer house, timber shed and useful side access to the front of the property.

Melbourn is a large English parish village, nestled in the far southwest of Cambridgeshire, just 3 miles from the town of Royston and 11 miles from the city of Cambridge. The village has enjoyed a long history of occupation, stemming from the presence of springs and the River Mel, rising at Melbourn Bury. The river is particularly attractive because it is often clear and shallow, displaying chalk and gravel through its glittering water. There are many countryside walks to enjoy, including several ancient trackways that cross through the parish.

Melbourn is a bustling village, full of life, and offers residents all the amenities they could possibly need, including two village shops, a pharmacy, a doctor's and dentist surgery, two traditional villages pubs, the highly regarded Sheene Mill restaurant and hotel, as well as a spa just opposite. There are a number of parks and endless groups and clubs for all age groups. In terms of schooling, you have a number of pre-school options, a primary and secondary school within the village. There are two churches, including the All Saints' Church, which dates back to the 13th Century and offers regular services and activities for residents.

The village's proximity to Royston means that residents have access to the town's many other amenities, such as the mainline train station offering regular fast services to both Cambridge and London Kings Cross. There is also a leisure centre, sports clubs, dentist's surgeries, and highly-regarded schools for all ages. Also, from Melbourn, you can pick up the train line from the neighbouring village of Meldreth, and this is even within walking distance. The A1M and M11 are within a 20-minute drive via the A10/A505, and London Stansted and Luton Airports are both 30-minutes away.

If you are looking for the benefits of a town while in a countryside location, we recommend visiting Melbourn to find your forever home!
