This property benefits from no upward chain, an end-of-cul-de-sac location, 2 reception rooms, 4 bedrooms, 2 bathrooms, a 5th ground floor bedroom with en-suite, an enclosed garden, and a garage with driveway parking.

This detached property offers an attractive and tidy frontage, access to a garage, and a herringbone brick driveway with off-road parking. Once inside, the hallway is long and welcoming, with wood flooring, pendant lighting, integrated storage, stairs to the first floor, and doors through to the downstairs living space, including an ideally located cloakroom with WC and hand wash basin.

The kitchen is an excellent room, enjoying a window to the rear, a range of base and wall units, black worktops, inset spotlights, tiled flooring, an integrated oven, hob, extractor fan and dishwasher, and space for smaller kitchen appliances. A door leads through to the side of the property where there is a large covered garden room, with space for furniture and storage. The utility room offers further base and wall units, storage, and space for a fridge/freezer and washing machine.

The dining room is an excellent size, with a window to the rear, benefiting from wood flooring, pendant lighting, and space for a dining table, chairs and storage furniture. An archway opens up into the lounge, giving both rooms a lovely open-plan atmosphere, with a bay window and double French doors to a dual aspect, allowing in lots of light. The lounge enjoys pendant lighting, carpets, a feature fireplace, attractive panelling on the walls, and ample space for a variety of lounge and storage furniture.

A 5th bedroom with its own en-suite shower can be found on the ground floor and is formerly part of the double garage. With its close proximity to the downstairs cloakroom, it could make excellent guest quarters when necessary.

Upstairs to the first floor, this spacious detached home continues to impress with 4 well-proportioned bedrooms, plenty of integrated storage and wardrobes, and a family bathroom comprising a bath with a shower attachment, a WC and a hand wash basin. The master bedroom is particularly large and benefits from its own en-suite with a shower cubicle, WC, heated towel rail and hand wash basin.

Outside to the rear, the garden has been beautifully landscaped and maintained, and is fully enclosed by fencing and brick walls. It is laid mainly to lawn, with lots of lovely areas to sit, relax and unwind, including a paved patio area which is perfect for garden furniture, enjoying family meals or entertaining guests. There is an attractive pond, with a wooden bridge placed across, with lots of curved flower borders, full of plants, mature trees and shrubs. There is also access to a shed and a pergola.

Melbourn is a large English parish village, nestled in the far southwest of Cambridgeshire, just 3 miles from the town of Royston and 11 miles from the city of Cambridge. The village has enjoyed a long history of occupation, stemming from the presence of springs and the River Mel, rising at Melbourn Bury. The river is particularly attractive because it is often clear and shallow, displaying chalk and gravel through its glittering water. There are many countryside walks to enjoy, including several ancient trackways that cross through the parish.

Melbourn is a bustling village, full of life, and offers residents all the amenities they could possibly need, including two village shops, a pharmacy, a doctor's and dentist surgery, two traditional villages pubs, the highly regarded Sheene Mill restaurant and hotel, as well as a spa just opposite. There are a number of parks and endless groups and clubs for all age groups. In terms of schooling, you have a number of pre-school options, a primary and secondary school within the village. There are two churches, including the All Saints' Church, which dates back to the 13th Century and offers regular services and activities for residents.

The village's proximity to Royston means that residents have access to the town's many other amenities, such as the mainline train station offering regular fast services to both Cambridge and London Kings Cross. There is also a leisure centre, sports clubs, dentist's surgeries, and highly-regarded schools for all ages. Also, from Melbourn, you can pick up the train line from the neighbouring village of Meldreth, and this is even within walking distance. The A1M and M11 are within a 20-minute drive via the A10/A505, and London Stansted and Luton Airports are both 30-minutes away.

If you are looking for the benefits of a town while in a countryside location, we recommend visiting Melbourn to find your forever home.
