PROPERTY INSIGHT
Ensum Brown are delighted to offer for sale this beautiful period end-of-terrace cottage set within the popular countryside village of Whaddon. This extended period property is a complete tardis and is impeccably presented throughout, enjoying 3 bedrooms, a refitted bathroom, high ceilings, and a 100ft garden with a stream to the far end.

On approach, this beautiful period home enjoys a wonderful frontage and front garden, laid mainly to lawn, with shrubs, hedges and climbing plants, enclosed by a white picket fence, and boasting a winding pathway to the front door. Once inside, the porchway offers a spot to hang coats and store shoes before opening up into a large sitting/dining room, with stunning high ceilings, stairs to the first floor, a fireplace with wood-burning stove, a window to front aspect, beautiful wooden flooring and ample space for living/dining furniture, as required.

Through to the kitchen/breakfast room, this wonderful cottage enjoys a fabulously modern design with stylish charcoal grey and white base and wall units, tiled effect flooring with under heating, inset spotlights, glass splashbacks, white worktops, a breakfast bar, integrated appliances such as an electric hob, extractor fan, dishwasher and double oven, and space for a fridge/freezer. The utility room is a very efficient area, with storage cupboards and space for further kitchen appliances such as a washing machine and tumble dryer, as well as a door through to a cloakroom with WC and hand wash basin. Like the kitchen, both the utility and cloakroom benefit from under floor heating.

Beyond the kitchen, the lounge is a relaxing and comfortable space, with thick grey carpets and again with underfloor heating, a beautiful roof lantern, inset spotlights, bifold doors to the rear garden, and copious amounts of space for a variety of living room and storage furniture. The living accommodation on the ground floor is very flexible in its use.

Upstairs to the first floor, this stunning property continues to offer well presented accommodation, vaulted ceilings and stylish decor, comprising 3 well-proportioned bedrooms, storage cupboards, and a refitted family bathroom with bath and shower overhead, WC, vanity unit, hand wash basin, and tiled walls and floors with underfloor heating. The master bedroom features both a vaulted ceiling and a Juliet balcony with beautiful views over the rear garden and beyond.

Outside, to the rear, the garden is a truly rare find at approximately 100ft long, laid mainly to lawn with a decked area, summerhouse and stream to the very back. The garden is fully walled on one side, giving a lovely period feel, with many raised beds full of plants and shrubs, as well as a pretty pond and gravel detailing. There is also a paved patio area by the house, providing the perfect spot to relax on a summer’s evening or entertain guests.

Contact Ensum Brown to arrange your private viewing appointment of this truly rare and stunning home.

Location - Whaddon
Whaddon is an incredibly old parish village nestled in the southwest corner of Cambridgeshire, just 4 miles from the bustling market town of Royston and 13 miles from the famous city of Cambridge. This quaint little village has a rich history, involving arable, dairy and sheep farming, with it being a part of the extensive Wimpole estate in the 18th Century. Nowadays, it enjoys buzzing social activities, including its own unique Whitsun tradition, involving singing songs around the village before and on Whit Sunday. The parish church of St. Mary dates back in part to the 13th Century and offers regular services with social functions. Whaddon also benefits from a golf centre, a bed and breakfast, a lovely children’s nursery with a fabulous reputation, and a village hall with park and children’s play area.

Further amenities can be accessed a stone’s throw away in the town of Royston, such as a leisure centre and a variety of sports clubs, including the golf club on Royston Heath. There are a variety of excellent schools to choose from, doctors and dentist surgeries, shops and supermarkets, all surrounded by beautiful countryside and many other pretty villages to explore.

Whaddon’s proximity to Royston also means residents benefit from excellent transport links, with a mainline train station offering regular fast services to both Cambridge and London Kings Cross. The A1M and M11 are within a 15-minute drive via the A10/A505, and London Stansted and Luton Airports are both 30-minutes away.

We encourage you to visit Whaddon to see for yourself the wonderful features this quaint little village has to offer.
