Property Insight
Ensum Brown are delighted to offer for sale this updated and extremely well presented semi detached home situated on a corner plot with generous garden and in a quiet cul-de-sac location. The property is also ideally located for the station, just approximately a 7 minute walk away. You approach the property where you will find a gravelled driveway providing off street parking for multiple vehicles.

On entering this delightful home, you will see that it is offered for sale in excellent decorative order. The entrance hall feels very spacious, much due to the obscured glazed entrance door and twin full height windows that allows light to flood in. As well as giving access to the first floor, you also have a useful re-fitted cloakroom toilet and access to both the living room and kitchen.

The ground floor accommodation and layout have been superbly updated, now flowing perfectly and creating an open plan feel that is desired by most for a modern home. The living room is dual aspect, with window to front and large sliding patio doors out to the rear garden. A feature fireplace is a great focal point to the room. A new opening was created by the current owners, with feature wooden beam above, that leads through to the open plan kitchen/dining room. This room has another access point to the rear garden, with further sliding patio doors. The contemporary kitchen includes an integrated oven, four plate hob and is finished with solid wood work surfaces, tiled splash backs, feature under cupboard lighting and inset ceiling spotlights. Completing the ground floor, off the kitchen, is a pantry, utility room for all those noisy appliances and also with a useful storage area. The utility room has yet another door to the rear garden.

Going to the first floor, off the landing which has a built in storage cupboard and with loft access, you have three well proportioned bedrooms, including a particularly generous master bedroom with dual aspect windows. Original wooden floors are a feature of much of the first floor. Completing the accommodation is a re-fitted bathroom with a three piece suite in white comprising a panelled bath with shower over, low level w.c. and wash hand basin. Once again, this room is nicely finished, with inset spotlights and contemporary tiled walls.

If you loved the inside of this home, you'll be further in love when you see the outside. The garden is very generous, thanks to the corner plot and benefits from a high degree of privacy. The garden is mainly laid to lawn with well stocked shrub planting and mature trees. There is a large paved patio area and also a large storage shed, which is more than just a normal shed and such is its size, could have a variety of uses if desired.

Ensum Brown highly recommend a viewing of this simply brilliant home, we assure you will not be disappointed.

Location - Royston
Royston is a traditional English town, located within Hertfordshire and on the border of Cambridgeshire, just 14 miles from the city of Cambridge. Royston has a wealth of rich heritage, grown from the crossing of two ancient thoroughfares—Roman and prehistoric—and has attracted many great names, including many Royal family members.

The town enjoys numerous green open spaces, including the renowned Therfield Heath nature reserve, and lies on the northern slopes of the Hertfordshire Chalk Downs. Royston even has its own cave, revealed back in the 18th Century, carved out of chalk and located under the crossroads in the centre of town.

On the outskirts of the town, there is a larger group of supermarkets, and within the town centre, there is a wide variety of cafes, restaurants, bars and public houses, offering a diverse mix of food and drink, as well as a market and a high street full of bustling shops, including post offices, convenience stores, hairdressers, and clothing boutiques. Residents have access to a range of doctor’s surgeries, dentists, schools, and a leisure centre, providing a fully stocked gym and fitness classes. Whether you are young or old, single, a couple or a family, Royston has all the facilities you may need, and there are even lots of clubs and activities to join, such as tennis, rugby, hockey and golf.

As well as people moving up and down the property ladder locally, Royston is a very affluent area and is becoming more and more popular with the commuter market. There is great security in that house prices have held well through turbulent markets and thrived above the national average in more settled general economic and market conditions.

Royston boasts excellent transport links for residents, visitors and businesses. The town is located on the A10, with the A1M and M11 each within a 15-minute drive. There is a mainline train station with a regular service direct to London Kings Cross as quick as 38 minutes. If you want to travel internationally, London Stansted airport and London Luton Airport are both just half an hour's drive away.

If you aren’t familiar with Royston and its beautiful surrounding countryside, we recommend paying it a visit today!
