PROPERTY INSIGHT

Ensum Brown are delighted to bring to the market this superb two double bedroom Victorian end of terrace cottage that has been extended and converted over the years to form the ideal home. Positioned in a fantastic location, just a short walk away from Hertford East Station and Hertford Town Centre, this is truly a property you don’t want to miss out on.

As you approach the property, it has great kerb appeal, with a quaint front garden and access via the side of the property. Entering the property, to your right is the lovely sized living room. This is a beautiful bright room with characterful features including a large sash window and log burner set within a fireplace. On the other side of the stairs is the large second reception room, extended kitchen and converted basement.

The dining room is another good sized room, with original wood flooring and a decorative fireplace, which has ample space for a large dining table. Following the stairs down into the basement level, this is the third reception space which can have a variety of uses. The owners currently use this space as a playroom/guest room, but it is a very multifunctional space and could be used as a snug/cinema room or office. This room has been neutrally decorated, which paired with the window, the under the stairs storage and underfloor heating, is a great addition to the house.

Continuing through into the large extended galley style kitchen, this is a fantastic and bright space. This kitchen has been neutrally decorated with cream wall and base units paired with dark brown wood effect worktops and wood effect flooring, as well as having integrated appliances including a fridge/freezer and oven with 4 ring gas hob. There is also ample space for a dishwasher, washing machine and tumble dryer. Towards the end of the kitchen there is a built in breakfast bar with space for two bar stools. As well as this, there is a patio door leading into the garden.

Heading upstairs to the first floor, here you will find two very good sized double bedroom and a family bathroom. The principle bedroom is a fantastic size room, with neutral coloured walls, fitted carpet, a large sash window creating a lot of light, decorative fireplace and built in wardrobes. Similarly, the second bedroom is also a fantastic size room, with a large window overlooking the rear garden, and with plentiful space for a double bed and freestanding wardrobes.

Completing the first floor is the family bathroom, which is a great size and comprises of a four piece suite including a bath tub, enclosed shower with hand held chrome shower head, a low level flush WC and hand basin. This bathroom has been tastefully decorated with half tiled walls with white rectangular shaped tiles paired with a light grey upper wall, black floor tiles and spotlights. It is also worth nothing that there is a boarded loft which is accessed via the landing.

Heading outside, the garden is a fantastic space with a generous patio area ideal for al-fresco dining, followed by a large area laid to lawn. At the end of the garden is a decked area which is ideal for a table and chairs. As well as this, there is side access and space for a large storage shed.

LOCATION - HERTFORD
Hertford is the county town of Hertfordshire, believed to have been habited since around the 7th Century. Today, Hertford is a bustling market and riverside town with a population in excess of 25,000. Hertford is a beautiful market and riverside town and in fact has 4 rivers; the Rib, Beane and Mimram join the River Lea in Hertford. Hertford is located off the A10 and also has the equally popular town or Ware just 3 miles up the road. The town is one of the areas most popular and you really do have the best of both worlds, surrounded by the beautiful Hertfordshire countryside, but well connected to London.

If you are a commuter or just like to have regular day trips to London you are just 20 miles away by car and with very easy access by Hertford East station to Liverpool street (approx. 49 mins) or Hertford North Finsbury Park/Kings Cross (approx. 35 mins). Unlike many towns, Hertford has a bustling high street and very much has a social 'café' culture. There are over 200 shops in the town centre, a mixture of high street chain stores, specialist shops, restaurants, hairdressers, banks and other retail services. One of the attributes that distinguishes Hertford from its larger neighbours is the number of independent traders and specialist shops in the town. The number of eateries is in excess of 40, ranging from Thai, through to Indian, Japanese and Italian, to fish & chips and kebabs.

Befitting a market town, every Saturday there is a charter market in the town centre and a farmers' market every second Saturday of the month. With regards to education, this is one of the biggest draws to the area. To name a few you have Simon Balle primary school through to sixth form, the prestigious Richard Hale secondary and sixth from college, Sele secondary school and then located within a few miles of Hertford and Ware you have private schools including Haileybury, St Edmunds College, Heath Mount and Duncombe schools.
