PROPERTY INSIGHT
Ensum Brown are delighted to receive instructions as the vendor's choice of sole agent to market for sale this highly individual and rarely available link-detached house positioned in sought-after location within a stone's throw from Buntingford's characterful high street with its comprehensive range of everyday shops and amenities. This property has been lovingly improved and maintained by the current vendor and is presented in superb condition throughout, an internal viewing is recommended to fully appreciate all of its noteworthy features.

Approaching the house it occupies a prime position on this characterful street and fits in nicely with the other properties here which is surprising considering this home was built in 1978, much later than the other houses on the street. The detached garage was an excellent addition to the property and this was built in 1991. There's a driveway providing off street parking for one vehicle which leads to the detached garage wide enough to accommodate a car or alternatively for use as a large storage space.

The entrance door is to the side of the house and once inside you are welcomed by a lovely and bright entrance hallway with laminate wood effect flooring, a radiator, decorating wood panelling, turning staircase leading up to the first floor accommodation and a good-size storage cupboard with space and plumbing for a washing machine. Doors lead off to the two reception rooms, fitted kitchen and shower room.

The shower room is great if you have guests staying or for the morning rush to work or school. Fitted with a three piece suite comprising a low level flush WC, wash hand basin with chrome mixer tap and a fully-tiled enclosed shower cubicle with a wall-mouned shower unit. Other benefits include tiled flooring and walls, an obscured double glazed window to the front aspect, a radiator and built-in cupboard for storage and housing the gas combination central heating boiler.

There are two outstanding reception rooms to this lovely home, the first is a cosy living room which feels very homely thanks to the feature exposed brick fireplace with inset coal burner plus there are characterful beams giving the impression that you're in a cottage built centuries ago. There's also a double glazed window to the rear aspect overlooking the rear garden, fitted carpet and a wall-mounted TV point. Going into the second reception room this is being used as a formal dining room with a delightful feature fireplace with hearth and inset coal burner. Other features include wood effect laminate flooring, a radiator, wall-mounted TV point, a double glazed window to the rear aspect and patio doors leading out to the rear garden.

Moving into the separate re-fitted kitchen which is comprehensively equipped with a matching range of white wall and base units complemented by laminate worktops and a stainless steel sink with drainer and a chrome mixer tap. There's a double glazed window to the front aspect allowing a lot of natural light as well as a radiator, built-in oven with 4-ring hob and stainless steel extractor over. Also with an integrated fridge/freezer and space for a dishwasher.

Going upstairs via the turning staircase you are greeted by the first floor landing which is spacious and bright with a double glazed window to the front aspect, fitted carpet and a loft hatch providing access to the partly-boarded loft hatch ideal for storage. Doors lead off to the three bedrooms, family bathroom and an airing cupboard.

The principal bedroom is extremely generous in size and is lovely and bright thanks to the dual-aspect double glazed windows. Other benefits include fitted carpet, wall-mounted TV point and there is ample space for freestanding wardrobes and furniture. The second and third bedrooms are both good-size rooms each with fitted carpet, a double glazed window to the rear aspect and a radiator plus there's space for freestanding wardrobes and furniture in each room.

Completing the first floor of this home is the bright re-fitted family bathroom with a three piece suite comprising a wash hand basin with chrome mixer tap, low level push flush WC and a bath with chrome mixer tap and handheld shower. Other features include wood effect laminate flooring, a radiator and an obscured double glazed window to the front aspect.

Externally, the low maintenance walled courtyard rear garden faces south and is fully paved with a mature range of tree, plant and shrub borders. A single gate provides access to the front of the property. Delightfully secluded and peaceful, this would be the ideal place to read a book or entertain friends and family. The detached garage, with light and power connected, can be accessed via a single door from the garden or via the electric-roller shutter to the front.
