PROPERTY INSIGHT

This individual detached bungalow was constructed by the current owners in just 2013 and offers both spacious and flexible accommodation approaching 1800 sq. ft. Centrally located within the village on a road and on a very private plot, you are surrounded by open countryside which you have ease of access to. This highly energy efficient property, with solar panels is sold with the advantage of no upward chain. The MVHR (mechanical ventilation and heat recovery) system brings fresh heated air into the bungalow and extracts stale air, thereby negating the need for separate extractor fans in the kitchen and toilets. The MVHR unit is located in the garage on a mezzanine floor, access to which is provided by a drop down ladder.

You approach the property via a long driveway that has brick posts and provision for electric gated entry if you ever wished. It has both generous driveway parking with easy turning ability and leading to an integral double garage with an electric door. Within the garage is generous supply of storage shelves, a workshop area and a utility area with sink, and provision for washing machine and tumble drier. Of course, the double garage could be converted in to further living or bedroom accommodation if desired.

Stepping inside, you will find this home in excellent decorative order throughout, so you can move straight in and add you own personal touch if desired. The entrance hall and all doors throughout are wide and designed to be wheelchair friendly if required. Off the entrance hall, which has double door access to front, you have a cloakroom and access to two of the three bedrooms this property offers. The master bedroom is particularly generous in size and has a built-in, walk-in wardrobes. It is also located directly next door to the family shower room, so almost like having an en-suite. The toilet in the shower room is a combined, sophisticated toilet and bidet. There is also a separate cloakroom and toilet.

Behind a trap door in the hall ceiling is a drop down roof ladder which provides access to a vast, fully floored, warm and ventilated loft area of some 300 square feet with small Velux roof light. The plywood cladding of the walls and ceiling is some 80% completed with spare wood there to allow the job to be completed.

Passing through the entrance hall you will find the main living area which is open plan, often desired in the modern home. This area feels particularly spacious and that is added to from the bi-fold doors that open to the garden and allow light to flood in. Patio shade is provided by the electrically operated awning. A fantastic feature of this room is the contemporary wood burning stove that turns to face any area that you wish, it's a great focal point to the very large space.

The kitchen offers excellent storage and work surface space with room for all the appliances you could possibly wish for. Appliances included includes a double oven, microwave oven, four plate induction hob, dishwasher and fridge/freezer. The kitchen is superbly finished with feature under cupboard lighting and inset ceiling spotlights, granite worksurfaces with complementary splash backs, tiled flooring and an inset sink with maxmatic waste disposal unit. Off the kitchen, which also gives an additional access point to the gardens, you have a study with feature roof light, which could easily be a third double bedroom if required.

Going outside, the garden is to two aspects of the property and is hard landscaped for ease of maintenance, this does make it deceptively spacious. There are hedge borders and raised flower beds well stocked with shrubs, as well as gated access to the front.
