PROPERTY INSIGHT
Ensum Brown are delighted to offer for sale this beautifully updated 18th century cottage, offering a perfect combination of period features and contemporary finishing, located in the highly sought-after village of Great Chishill. Internal viewing is essential for full appreciation of this stunning home.

Approaching the property, you have driveway parking that leads to a single garage with power and light connected. You will also immediately see the garden that has ease of maintenance and includes two small lawned areas, a paved patio area and flower/shrub borders. Entering the property, into the sitting/dining room, you will immediately be wowed with the stunning period features, including wooden beams and the stunning Inglenook fireplace which features a wood burning stove, the same features are replicated in the adjoining lounge.

The two reception rooms are of almost equal proportion and flexible in their use depending on your needs. The sitting/dining room also features tiled flooring and with gaps in the beams opening to the kitchen, makes both spaces feel even larger. The kitchen, with feature vaulted ceiling, has been re-fitted with a bespoke range of wall and base units with solid wood worksurfaces over with an inset ceramic bowl sink. There is space for a double oven and gas hob with extractor over and space for a wine fridge. The adjoining utility room offers further storage and space for additional utilities including a washing machine, tumble dryer and fridge/freezer.

The property has three bedrooms. The master bedroom is located on the ground floor and is generous in size and two further bedrooms are on the first floor. If you don't need both then at least one would make an excellent additional reception space or perhaps a study would be ideal for home working. Completing the accommodation is the bathroom, typical of a period home being located on the ground floor. The bathroom has been re-fitted with a three-piece suite in white and includes a bath with shower over, low level w.c. and wash hand basin. Superbly completed with tiled walls, mosaic tiled flooring and a chrome heated towel rail.

Location - Great Chishill
Great Chishill is a picturesque English parish village situated in the southernmost tip of Cambridgeshire, tucked between the Hertfordshire village of Barley and the Essex village of Chrishall. it is also approximately 4 miles east of the popular market town of Royston and 15 miles from the famous city of Cambridge.

Great Chishill boasts many picturesque houses, a stunning mill dating back to 1592, and a lovely public house, The Pheasant, offering a warm, welcoming atmosphere, traditional food, and a wide selection of fine wines and ales. Due to it being the highest pub in Cambridgeshire, The Pheasant also offers stunning views in every direction when sitting in the beer garden. There is also the church of St Swithun, founded in 1136 and built of flint and rubble, which also enjoys wonderful views and holds regular services and activities.

There are many clubs, societies and things to do in Great Chishill, including the Great Chishill Cycle Club, bowls, bell ringing at St Swithun church, open gardens, and treasure hunts, competitions and quizzes, to name a few.

The village’s proximity to Royston means that residents have access to the town’s many other amenities, such as the mainline train station offering regular fast services to both Cambridge and London Kings Cross. There is also a leisure centre, sports clubs, dentist’s surgeries, and highly-regarded schools for all ages. The A1M and M11 are within a 15-minute drive via the A10/A505, and London Stansted and Luton Airports are both 30-minutes away.

If you’re looking to purchase in the area, we highly recommend giving this lovely village a visit!
